Alexander Shafer ) This INDENTURE Made the twenty sixth day of April in the year of our
      To         ) Lord one thousand seven hundred and seventy six BETWEEN Alexander
John Balsle      ) Shafer of the Township of Heidelberg in the County of Lancaster &
Province of Pennsylvania yeoman & Anna Catrina his wife of the one
part & John Balsle a Mason of the said Town Heidelberg in the County of Lancaster aforesaid
of the other part.  Thereas the Honourable the Proprietaries of the said Province of Pennsyl-
vania in and by two certain Patents bearing date the twenty second day of April in the year
of our Lord one thousand seven hundred and fifty eight and recorded at Philadelphia in Patent
Book A Vol. 19 Page 286 &c and Pge 288 &c  the third & fourth days of May in the same year
did grant and convey unto Martin Thomas two certain tracts or parcels of land situate in the Town-
ship of Heidelberg in the County of Lancaster aforesaid one of them containing fifty six acres
and an half with the allowances of six acres per hundred for roads and highways and the other
of the said tracts Containing fifty seven acres of land and the allowance of six acres per
hundred as aforesaid as by ??? said respective Patents reference being thereunto had may more 
fully appear.
     AND WHEREAS also the said Martin Thomas and Barbara his wife in and by their certain deed
indented bearing date the twenty second day of June in the year of our Lord one thousand seven
hundred and fifty eight did grant bargain sell release & confirm unto the said Alexander Shafer
and to his heirs and assigns forever one hundred acres and one quarter of an acre with the
allowance of six acres per hundreed for roads & highways contained in and bounded by the lines
therein mentioned and described part of the aforesaid tracts of land granted by the Honourable
the Proprietaries as aforesaid to the said Martin Thomas.
 NOW THIS INDENTURE WITNESSETH That the said Alexander Shafer & Anna Catrina his wife for
and in consideration of the sum of fifteen shillings lawfull money of Pennsylvania and of the

rents and services herein after reserved to be paid and performed on the part of the said John 
Balsle his heirs and assigns have granted bargained and sold and by these presents do grant
bargain and sell unto the said John Balsle and to his heirs & assigns
THREE CERTAIN in lotts within the siad Town of Heidelberg Nombery ninety three & ninety
five & ninety seven Begining at West Street and by the said East eighty two feet to the lott
of John Graff & by the said North seventeen perches to a cart way and by the said West eighty 
two feet to a sixteen feet alley and by the said South seventeen perches to a cart-
way and by the said West one hundred & sixty four West to a lott of Friderick Wolffersberger
and by the said South seventeen perches to the place of Beginning (being a part of the tract
of one hundred acres & one quarter of an acre with allowanve above mentioned to be granted
by the said Martin Thomas & Barbara his wife to the said Alexander Shafer.)
  TO HAVE AND TO HOLD the said hereby bargained premises and every part thereof with their
rights & appurtenances unto the said John Balsle and to his heirs & asigns to the
only proper use benefit and behoof of the said John Balsle his heirs and assigns forever.
YIELDING & PAYING therefore & thereout unto the said Alexander Shafer his heirs executors
administrators or assigns at the said Town of Heidelberg on the first day of May yearly for-
ever the rent of nine shillings sterling money of Great Britain or value thereof in coin current
according as the exchange shall then be between said Province of Pennsylvania & the City
of London and further he the said John Balsle his heirs or assigns making erecting building
& finishing upon the said lot or peice of ground within the said Town of Heidelberg at his or
their own proper costs & charges one good substantial dwelling house of the breath of twenty
feet and of the depth of sixteen feet with a good chimney of brick or stone to be laid in or
built with lime and sand within the space of one year after the date hereof Provided always
nevertheless that if the said yearly rent or the value thereof in coin current according to
the said exchange or any part thereof shall happen to be behind and unpaid by the space of
sixty days next after any of the days of payment on which the same ought to be paid as afore-
said that then it shall and may be lawfull for the said Alexander Shafer his heirs executors
administrators or assigns or any of them into the said premises with the appurtenances or
any part thereof to enter and distrain for the said yearly rent of nine shilling sterling
money of Great Britain or the value thereof in coin current according to the exchange afore-
said and the distress or distresses then & there found to take lead drive & carry away and
the same to impound and impounded to detain and keep until the said yearly rent so unpaid
shall be truly satisfied and paid according to the intent and true meaning of these presents.
     PROVIDED ALSO That if the said yarly rent or any part thereof shall happen to be unpaid
& in arrear within the term aforesaid and no distress to be found upon the premisses that the
it shall & may be lawfull  to & for the said Alexander Shafer his heirs or assigns or any
of them into all and singular the said premisses with the appurtenances or into any part
thereof in the name of the whole to enter & the same to have again re-possess and enjoy as if
these presents had not been executed and the said John Balsle for himself his heirs executors
administrators and assigns doth hereby covenant and grant to & with the said Alexander Shafer
his heirs executors administrators & assigns in manne & form following ( that is to say) That
the said John Balsle his heirs executors administrators or assigns or same or any one of them

shall and will well and truly pay or ???? to be paid unto the said Alexander Shafer his heirs
executors administrators or assigns the said yearly rent of nine shillings sterling money of 
Great Britain or the value thereof in coin current according to the exchange as aforesaid at
the days  & times & in manner & form above expressed and that he or they or same or one of them 
shall and will well & faithfully make erect make build finish upon the said lot of ground hereby
baargained & sold a good substantial dwelling house of the dimensions aforesaid within the
time and in manner above set forth and agreed upon according to the true intent & meaning of
these presents.
  AND the said Alexander Shafer for himself his heirs executors administrators and for 
every of them doth covenant & grant to and with the said John Balsle his heirs and assigns by
these presents in manner and form following (that is to say) that they the said Alexander
Shafer & Catrina his wife now are lawfully possessed of the lands & premisses hereby
granted and sold or mentioned so to be with their and every of their appurtenances and are
rightfully and absolutely seized thereof and of every part and parcel thereof of a good pure
and indefeasable estate of inheritance in fee simple and that they nowhave good right lawful
power & authority to grant bargain and sell convey and secure all and singular the said piece
or parcel of land hereditiments & premisses hereby granted or mentioned so to be with the
appurtenances unto the said John Balsle his heirs and assigns to the only use and behoof of
his the said John Balsle his heirs & assigns forever in manner & form aforesaid.
  ANDALSO that he the said John Balsle his heirs and assigns paying the rent & performing
the services in this Indenture mentioned shall and may form time to time and at all times
hereafter forever peaceably quietly and freely have hold occupy possess and enjoy all and sing-
ular the said bargained premisses and every part & parcel thereof with the appurtenances with-
out any manner of let hindrance molestation or denial of the said Alexander Shafer his heirs
executors administrators or asings or of any other person or persons whatsoever.
     AND FURTHER That he the said Alexander Shafer and his heirs and all and every person &
persons any thing having or lawfully claiming in the said premisses or any part thereof by
(the said yearly rent & services herein before reserved being well and truly paid done & per-
formed upon the reasonable request and at the proper cost & charges in the law of the said
John Balsle his heirs or assigns make do and execute or cause to be made done and executed all
and every such further and other lawfull and reasonable act & acts thing & things devise and
devises in the law whatsoever for the further better more sure and perfect granting conveying
& assuring the said premisses with the appurtenances to the said John Balsle his heirs & assigns
as by him or them or his or their Council learned in the law shall be reasonably advised de-
vised or required according to the true intent & meaning of these presents.  IN WITNESS WHEREOF
the said parties to these presents have hereunto set their hands 7 seals interchangeably the
